Gregg Bernhard is an experienced real estate lawyer who helps his clients acquire, lease, develop, invest in, finance and sell commercial properties across the United States.
He guides deals from term sheet to closing and thereafter with an eye towards balancing legal issues and business goals while protecting his client and adding long-term business value.
In diverse real estate transactions, from acquiring income-producing assets to securing operational space or restructuring holdings, clients value Gregg’s clear guidance and practical solutions. He brings a business-minded approach to diligence, risk assessment and negotiation, helping clients anticipate issues and advance with confidence. For many real estate clients, he is also a valued advisor in corporate governance and structuring matters.
What sets Gregg apart is his ability to align with client priorities. He takes time up front to understand what matters most in a transaction, then looks for smart, cost-effective ways to reduce exposure, structure protections and improve efficiency. His clients, who range from individuals and companies (both real estate and non-real estate) to real estate investors and family offices, seek Gregg out whether they are landlords, tenants, sellers, buyers, developers, lenders, borrowers or investors.
Clients value Gregg’s commitment and accessibility throughout a deal. Even after closing, he continues to check in, share market insights and spot opportunities.
Many of my clients have been with me for years, even decades, and I treat each of them as if I was their partner or a member of their company.
Experience
- Advised a leading real estate company, as landlord, in a complex tri-party transaction involving two of the world’s most valuable companies and in connection with leasing an entire office building in the Pacific Northwest. The deal, which ultimately exceeded $80 million, involved converting a planned lease assignment into a direct lease, with all parties holding significant negotiation leverage, and included negotiating options for additional properties.
- Negotiated multiple new leases and lease amendments on behalf of Pressed, a national cold-pressed juice and healthy snack brand, for retail locations across California, Nevada, Washington, Hawaii and New York.
- Counsel a family office in the acquisition and ongoing development of a premier equestrian center in Southern California.
- Guided a prominent health and fitness brand through the sale and leaseback of its primary fitness video studio in Southern California, enabling the client to unlock capital from a non-core asset and reinvest in its core business.
- Structured a multi-property, multi-state acquisition for an affiliate of a leading duty-free retailer, securing key border retail sites in California, Arizona and Texas to support the client’s long-term U.S.–Mexico expansion strategy
